Examples of when a valuation may be required for a HEAS change of circumstances

If the customer owns large acreage say 50 acres and the council makes a compulsory acquisition order for 200 square metres to widen the road, then the value of the property may not have changed significantly enough to request a valuation.

If the customer’s Principle Place of Residence (PPR) sits on 1000 square metres and the neighbour claims adverse possession of 200 square metres, then the value of the property will likely have changed significantly enough to request a valuation.

If the customer owns 20 acres and they have sold 5 acres to the neighbour and looking to subdivide the property, then the value of the property will likely have changed enough to request a valuation.
